"I have forty-five thousand euros. What can I buy on the Bulgarian coast?" — this is the question I hear most often.
The short answer: you can buy. But the choice is narrower than you imagine.
How many such apartments actually exist
I have just gone through our entire catalogue. Out of roughly four hundred published coastal properties, eleven fit under 50,000 euros. Less than three percent.
This is the edge of the market. Not a "budget segment" but literally the edge — below this you are looking at very old stock or villages twenty kilometres from the sea.
What fits into this budget
A studio of 30 to 40 square metres in a complex 300–800 metres from the sea. Usually furnished, usually ready to move in.
A separate bedroom no longer fits: one-bedroom apartments on the coast start at around 65,000 euros.
Such a studio rents for 40–50 euros a night in summer. The season is short: June, July, August and half of September.

Rusalka, Sveti Vlas, 38 m², 44,000 euros. This is a residential building, not a holiday complex — so the fee is lower and the neighbours live here all year.

What ownership costs
The complex maintenance fee runs from 8 to 15 euros per square metre a year. For a studio that is 250–500 euros.
Local property tax and waste collection are calculated by the municipality, paid once a year.
Electricity and water are metered — you pay only for what you use.
What you will not get for this money
No first line. No separate bedroom. And no wide choice — eleven apartments across the whole coast is not a market, it is a list.
So in this budget the winner is whoever views quickly and decides quickly.
In short
Under 50,000 euros on the Bulgarian coast you can genuinely buy a finished, furnished studio a few hundred metres from the sea. The choice is eleven apartments, and it changes every week.
