Egoist — boutique real estate agency on the Black Sea coast of Bulgaria. We work personally with each client — no random properties, no middlemen.
Vikki is the agency founder, with 17 years in design and over 4 years in real estate. I inspect every property before showing it — I can see how an apartment will look in six months and what layout flaws will surface at rental.
We work directly with developers and owners — finding real properties at fair prices.

How we protect your money
Legal check
We verify the developer and documents BEFORE the deposit. If something's off — you go back to selection.
Escrow account
Funds go through a Bulgarian bank. The developer receives payment only after Act 16 is signed.
Licensed notary
With a RU/UA interpreter. Your own lawyer can review the contract if you prefer.

Who pays the commission?
For new builds (instalment plan) — the developer pays the commission, nothing extra from you. For resale — 3% of the purchase price. Both include: legal check, notary, residency permit assistance.
Can I buy remotely?
Yes. Video tour, documents by post, notarised power of attorney. You can come just for the keys — or not come at all.
Will I get a residency permit through the purchase?
Residency permit is a separate process — not automatic. But we help: document submission, translations, accompaniment to the migration office. I'll walk you through the details in Telegram.
