Property purchase tax in Bulgaria

When purchasing real estate, a one-time acquisition tax is paid. The tax amount varies by municipality and averages 2 to 3 percent of the property’s taxable value. This tax is paid once, when the transaction is formalized with a notary.

Annual property tax

After purchasing a property, the owner pays an annual property tax. It’s calculated based on the apartment’s tax assessment and typically ranges from 0.1 to 0.45 percent per year. The amounts are typically low and paid once a year.

Garbage removal tax

In addition to the annual property tax, the owner pays a municipal waste collection fee. The amount depends on the city and property type and is also calculated based on the property’s tax assessment. This payment is mandatory even if the property is unoccupied.

Taxes when renting out an apartment

Если квартира сдаётся в аренду, доход подлежит налогообложению. В Болгарии применяется фиксированная ставка подоходного налога — 10 процентов. Налог уплачивается с чистого дохода после вычета нормативных расходов.

Do I need to pay taxes if I don't rent out my apartment?

Even if the apartment is not used or rented out, the owner is required to pay annual property taxes and waste removal fees. There are no other mandatory taxes in this case.

Important information for a foreign owner
