Do I need to fly to Bulgaria personally?

No. We close the deal remotely with notarized power of attorney. Vikki does video tour, sends documents, arranges POA via consulate. ~30% of our deals — without personal flight.

What are additional purchase costs?

Purchase tax ~3%, notary ~0.5%, registration ~0.1%. Annual support fee 8–15 €/m², property tax ~0.15%/year. Agent commission for buyer — 0%.

How long does the deal take?

Ready property (Act 16): 2–4 weeks from reservation to keys. Legal check: 5–7 days. New build with installments: down payment after signing, keys upon construction completion.
